Q: When do I have to pay the $2,995 for my listing?

A: Upon the successful closing of your home.  Your Title & Closing company will issue a check to the listing broker, Premier Point Realty out of the proceeds of your home.

Q: Are there any other fees associated with listing my home with Premier Point Realty- Brendon Krull & Associates?

A: There are no other fees associated with LISTING your home.  On the buyer-side of the transaction you may have additional commission that would need to be paid at closing.  If the listing broker or a subagent broker of Premier Point Realty writes an offer that you accept, an additional 1.8% will be paid to the listing broker or cooperating broker.  An offer written by a Buyer’s Agent could possibly be negotiated through the Offer To Purchase.

Q: Do you charge a Listing fee or an Administration fee?

A: No.  No additional listing or administration fees will be charged to you.

Q:  Can’t I determine how much my home is worth from an internet website like Zillow?

A: Although websites like Zillow are great for general information about your home, their analytics are incapable of understanding what may differentiate pocket communities, specific details about the local market, specific details about your property and inside your home, and local trends in real estate.  The preferred way to understanding market value is having a market analysis done through the assistance of a capable, knowledgable, and licensed REALTOR®.  

Q: What do I need to fix before listing to sell my home?

A: It depends.  Some minor fixes can make a significant impact on your final selling price.  Part of our Full Service Listing Plan is to work with you on possible issues, and provide our expertise in helping you to determine the best course of action prior to listing your home.  We focus on the overall return on investment when it comes to repairs and if they would make a financial impact on selling price.

Q: How long does my listing agreement last?

A: It depends.  Our standard listing agreement is for six months.  On occasion, we will take listings for three months or one year depending on terms and seller’s circumstances.

Q: Should I remain home during private showing appointments by real estate agents?

A: No…but you can if you choose to do so.  The biggest reason not to be at home during a private showing is the potential homebuyer will not feel comfortable to communicate with their agent about your home for fear of offending you.  You want potential buyers to feel comfortable sharing their true feelings about your home.  It is generally best to leave during any private showing to illicit comfort to the potential buyer.

Q: When is the best time to sell my home?

A:  Whenever you are ready to sell!  Spring and Summer tend to be the best times to sell with the highest offers. May, June, and July in particular are the best months to sell for the best sales price, but we have seen strong fall and winter offers too.  Don’t think that you can’t have a successful and profitable sale in December, January, or February as buyers during those months tend to be serious about purchasing a home.

Q: Can you stage my home before listing it for sale?

A: We have partners that are more than capable of staging your home prior to listing it for sale.  A 60 minute, occupied staging consultation is included in your listing.  Additional occupied staging time is available from our partners, as is physical staging and virtual staging opportunities at an additional cost to the seller.

Q: Do you hold Open Houses?

A: Typically, no.  They just don’t attract buyers who are ready to purchase your home.  Foot traffic through open houses is normally neighbors and unrepresented buyers that are not ready to purchase your home, and it requires a lot of work on your part to prepare for an Open House.  We prefer to utilize marketing efforts that will result in a ready, willing, and able buyer viewing your home.  We will hold an open house if you request one.

Q: Is there any additional marketing that can be done?

A: Absolutely, yes!  We can offer many different advertising and marketing pieces that you can choose from for an additional fee that is paid at the time of listing.  Matterport 3D walkthroughs, additional aerial drone coverage, pre-listing inspections, etc.  We package a few of the most popular items together, discount them heavily, and can discuss them with you prior to listing your home for sale.

BUYERS

Q: What should my downpayment be?

A:  The typical down payment for a home is 11%, and first-time buyers typically put down 3 to 5% on a property. That’s because several first-time home buyer initiatives don’t demand substantial deposits. The FHA loan, which has been around for years, requires a down payment of 3.5%. Other programs call for even less. VA and USDA loans can be obtained with no down payment. These initiatives, on the other hand, are somewhat more restrictive. Only former or current military personnel may receive VA financing, and only low—to mid-income buyers in rural areas designated by USDA may take advantage of USDA loans.  To totally avoid PMI, you would need a 20% down payment.

Q: Should I get pre-approved for a mortgage before looking at houses?

A: Yes.  You should speak with a lender and get pre-approved before looking at houses, because  you will know exactly what you can afford based upon your income and financial situation. Ask us, or view our preferred vendors list to find a few options for lenders.
